Step 3: We do the work
A Liveability Review — and, if you’d like the changes drawn up, a Plan Edit. Fixed fee confirmed upfront.
Step 4: You walk in prepared
Your selections appointment, your site start, and your handover — with a clear picture of what matters and what to spend on.

Coordinated passive design — correct orientation, shading, and cross-ventilation — can reduce peak cooling energy use. That saving compounds across every year you live in the home.

The right window location, size, and treatment can stop significant solar heat gain. Without it bedrooms and living areas can become unusable by mid-afternoon.

Year Round Outdoor Living
Extending or re-roofing an alfresco post-handover, to make it usable year round, can cost tens of thousands, plus can require further approvals. Adding depth during construction costs a fraction of that — but only if you know to ask before the slab is poured.

Relative humidity in Cairns is consistently over 80% during the wet season. Homes without adequate ventilation and moisture management can be uncomfortable and can develop mould within months — with documented health effects.
